Q. I do not see any visible signs of settlement; do I need to be concerned?

A. Soils are not homogeneous, which could mean that the soil characteristics under your neighbor’s house may be different enough to cause a problem next door, while your house is fine. It could also mean that the expansion and contraction of the soil under your property has been rather even and thus not causing visible signs. There are some early warning signs that you should be aware of including; doors and windows that are sticking or out of plum, cracks in drywall, baseboards that are pulling away from the wall or floor etc. Over the years expansion and contraction of the bearing soil can stress a foundation and lead to problems. An engineer, in conjunction with a Geo Technical Engineer, is in the best position to evaluate the potential risk of future damage to a home. In the event that the engineers risk assessment is high, a preemptive solution will preclude collateral damage to the structure in the future.
