Q. What fixes are available in addition to underpinning with helical piers?

A. There are numerous companies, which have systems that are marketed as solutions to underpinning residential properties. The key to the success or failure of these systems is the soil conditions, which have contributed to the problem. For example, there is a product commonly referred to as a push pile. This particular solution consists of a pipe, which is pushed hydraulically into the soil using the house foundation as the resistance. This type of pile works well if it is advanced to bedrock or hard shale, but is not practical in clays and organic material. Another approach is grouting of the soil by injecting rods and pumping slurry of cement grout into the underlying soil in order to solidify it. It is difficult to verify that the material has penetrated and stabilized the area required to support the structure. In addition, the introduction of additional moisture into expansive soils would likely cause the expansion of the soil and thus further damage.
